Dear VillageWalk Residents,

                  We would like to take this opportunity to clear up and bring closure to some questions and rumors surrounding the 2011 neighborhood assessments.

The Developer and the Board of Directors have concluded that the neighborhood allocations which were part of the original 2011 budget were not flawed and therefore should not be changed mid-year.

Budgets are built in many ways using many different methodologies and assumptions. The Finance Committee presented the Board with an alternative methodology which the Board felt was a valid alternative.  The current allocation of expenses also is a valid methodology. 

The Finance Committee’s proposed allocations will be considered during the budget preparation for 2012 and the Board of Directors intends to work closely with the Finance Committee in determining the allocation methodology used to allocate the HOA expenses for 2012.

Please understand that any methodology used can be challenged. The VillageWalk Declaration does not dictate specifically how assessments are to be allocated, so the Board of Directors must undertake this task in the best interest of all property owners in the community.

It was a mistake to consider changing the neighborhood assessments mid-year and for that, we sincerely apologize for any and all discontent it has created. 

I would be remiss if I did not take an opportunity to clear up some misconceptions about the Board’s feelings for one of the most dedicated residents we have in VillageWalk, Mr. Frank Kearney. Over the years Frank has probably been the most active volunteer on many fronts in VillageWalk. Although Frank and I have agreed to disagree on the timing of changing the budget methodogy, it does not in any way lessen the great admiration, respect and appreciation I have for him and all he has done for our Community.

We hope to continue to work closely with the Finance Committee and all residents of VillageWalk in making it a great place to call Home.

Home Owner's Associations dues are payable quarterly; you can arrange for automatic payment using a special form

Until construction is completed, the Board of Directors is appointed by DiVosta / Pulte Homes. The Board is responsible for employing the Home Owners Association staff. staff
