As a community approaches the time when the Developer will hand over the community to the Owners, the Developer typically assists in the transition / handover by assisting a number of owner controlled committees to learn about certain functions managed by the Board of Directors. At VillageWalk of Bonita Springs, as handover will likely be several years in the future, the Developer has agreed to allow owners to become familiar with these future responsibilities by creating a number of "shadow" committees.  The following list outlines the committees / subcommittees proposed  or currently active, including committees associated with the Town Manager and Activities Director.

Activities

The Activities Committee is an informal committee established by the Activities Director to review policies and program needs associated with the community's activities.

The committee typically consists of twenty to thirty owners, together the Activities Director. The committee typically meets monthly.

Architectural Control

The Architectural Control Committee is an official committee of the Board charged with regulating any construction, the external appearance, and property improvements in such a manner as to comply with and meet the Community-Wide Standard, to best preserve and enhance values and to maintain a harmonious relationship among structures and the natural vegetation and topography.

The committee consists of three or more persons appointed by the Board. The function of the committee is to ensure that all architectural changes are in compliance with the Declaration of Covenants, Conditions and Restrictions.

Board

The Board of Directors is charged with overseeing the community as specified in the VillageWalk Declaration of Covenants, Conditions and Restrictions. As such, the Board hires the Property Manager (Southwest Property Management) who in turn hires the Town Manager and staff.

The Board consists of three or more persons appointed pursuant to the VillageWalk Declaration of Covenants, Conditions and Restrictions.

Covenants

The Covenants Committee is an official committee of the Board, charged with reviewing violations of the VillageWalk Declarations, Covenants and Restrictions and assisting the Town Manager with issues relating to these documents.  

This committee carries out its mandate at a overview level; it is not intended to undertake detailed reviews more appropriately the responsibility of DiVosta Homes and Southwest Property Management.

Members of this committee will have some experience in setting and / or administering policy.  This committee normally includes between five and seven owners, together with Town Manager.  Ideally, at least half of the owners on the committee will regard VillageWalk as their primary residence.

The committee meets at least quarterly.  There are 5 permanent and 5 alternate members of the committee

Decorating

The Decorating Committee is an informal committee established by the Activities Director to assist in decorating selected Town Center events.

The committee typically consists of twenty to thirty owners, together the Activities Director. The committee typically meets monthly.

Environmental

(subcommittee of the Safety Committee)

The Environmental Committee is a subcommittee of the Safety Committee charged with reviewing environmental matters within the complex.

The committee meets as needed (ad hoc) when issues are referred to the committee by the Safety Committee.

Members of the committee will have a background or high level of interest in environmental matters  This committee normally includes between five and seven owners, a least one of whom is a member of the Safety Committee.

Finance

The Finance Committee is an official   committee of the Board, charged with reviewing monthly financial results and assisting the Town Manager with annual budgeting and other financial matters as assigned. 

This committee carries out its mandate at a overview level; it is not intended to undertake detailed reviews more appropriately the responsibility of the Home Owners Association DiVosta Homes and Southwest Property Management.

Members of this committee will have a financial and / or management background.  This committee normally includes between three and five owners, together with Town Manager and the Treasurer of DiVosta Homes.

The committee meets at least annually. At this time, the committee has no responsibility for the annual audit.

Fitness

The Fitness Committee is an informal committee established by the Activities Director to review policies, programs and equipment needs associated with fitness activities (other than tennis).

This committee carries out its mandate at a overview level; it is intended to assist the Activities Director and the Town Manager.

Members of the committee will have a background or high level of interest in fitness   This committee normally includes between three and five owners, together with Activities Director and the Town Manager. The committee meets at least five times annually.

Health

(subcommittee of the Safety Committee)

The Health Committee is a subcommittee of the Safety Committee charged with reviewing health matters within the complex.

The committee meets as needed (ad hoc) when issues are referred to the committee by the Safety Committee.

Members of the committee will have a background or high level of interest in health matters  This committee normally includes between three and five owners, a least one of whom is a member of the Safety Committee.

Health, Edvironmental and Security Advisory

Members of the committee will have a broad background or high level of interest in health, environmental, safety and security matters  This committee normally includes between three and five owners.  The committee meets at least quarterly.

Landscape

The Landscape Committee is a unofficial advisory committee of the Board, charged with overseeing landscaping and irrigation matters within the complex. 

The Town Manager carries out the committee's mandate at an operational level each week. 

If possible, at least some members of this committee will have a horticultural or irrigation background.  This committee will normally include between two or three owners, together with the Town Manager.  The committee meets at least quarterly.

Neighborhood Watch

(subcommittee of the Security Committee)

The Neighborhood Watch Committee is a subcommittee of the Security Committee which is itself a subcommittee of the Safety Committee. The Neighborhood Watch subcommittee is charged with disseminating security information to residents in a timely manner through street captain volunteers on each street within the community.  The Neighborhood Watch subcommittee operates within the guidelines established by the national Neighborhood Watch organization.  The Lee County Sheriff's office provides a liaison service with Neighborhood Watch organizations in the county.

The committee meets as needed (ad hoc) when issues are referred to the committee by the Security Committee.

Members of the committee will have a background or high level of interest in communicating security matters to individual members of the community   This committee normally includes between three and five owners, a least one of whom is a member of the Security Committee.

Safety

The Safety Committee is an official committee of the Board charged with reviewing safety matters within the complex.

The committee meets as needed (ad hoc) when issues are referred to the committee by the Board or by members of the community. To oversee its broad mandate the committee typically refers issues to one of its subcommittee for consideration before being reviewed by the Safety Committee.  Subcommittees include Environmental, Health, and Security (including Neighborhood Watch)

Members of the committee will have a background or high level of interest in safety matters  This committee normally includes between three and five owners, a least one of whom is a member of each of the Health, Environmental and Security Committees.

Security

The Security Committee is a subcommittee of the Safety Committee charged with reviewing security matters within the complex.

Welcome

The Welcome Committee is an informal committee established by the Activities Director to welcome new residents to VillageWalk and provide new residents with information on the many activities at VillageWalk.

The committee consists of two and five owners, together the Activities Director. The committee meets at least quarterly.
